What is a TOTAL MARKET OVERVIEW and how does it differ from a CMA? Answer: it looks at everything in the market that sold and is for sale as well as pending & active listings. From this you can tell if the market is actually rising or falling. It gives a much more complete picture of the market compared to a few hand picked comparables. Comparables can be picked to justify a high or low price as desired. Be cautious of someone offering to sell your house for an unusually high price. They may be trying to buy your listing only to ask for price reductions after the best market has passed you by. The best chance to sell your home is during the first few weeks of placing it on the market. A TOTAL MARKET OVERVIEW can prevent this costly mistake.
