I will sell your home in 87 days or less or I will pay you $500!*

1. You must list your home with me at actual market value which you & I will agree to by using a Total Market Overview.

5. You must properly prepare your home for sale by completing all the cost effective recommendations I make on page 2 of this agreement. (I will be as careful with your money as I am with my own) The home must be ready by the start date of the listing agreement.
6. $500 paid at closing if I don’t sell it in 87 days or less from listing agreement start date.
7. Sale is defined as seller’s acceptance of a valid contract.
8. This agreement is void if the property is removed from the market prior to closing.

The listing agent agrees to offer suggestions and cost effective recommendations to stage & decorate the home to facilitate the sale of the home. When appropriate the services of a professional designer and home stager will be provided to facilitate the presentation of the home for sale after the signing of the listing agreement.
Marketing of the home will include, but not be limited to, advertising of the home in print & on the internet. Also the listing agent will advertise and promote the sale of the home through realtor open house & public open house as needed.
The listing agent will provide regular progress reports to the seller.
If the seller of the home is unhappy with the performance of the listing agent the seller may cancel the listing at any time prior to accepting a contract by writing to the broker explaining the reason for dissatisfaction and the seller will owe no commission. Paragraph 3 of the listing agreement (the protection clause) will still apply in the event the listing is canceled by the seller.
